Booking Agreement for Holiday Rentals – Panoramahouses
Effective as of 1 January 2025
1. General
1.1 Applicability
These terms and conditions apply to the rental of the following holiday homes via Panoramahouses:
– Villa Fiori
– Casa Jacquelina
– Casa Motta Camastra
1.2 Definitions
1.2.1 Owners
Jacqueline Bennis and Jaco Sekeris are the owners and providers of the accommodations rented via Panoramahouses.
1.2.2 Tenant
The term “tenant” refers to the natural person or legal entity entering into a booking agreement with the owners and is responsible for adhering to these terms and conditions. If the booking is made for multiple persons, the individual concluding the agreement is fully responsible for the entire group.
1.3 Booking Finalization
A booking is considered final 48 hours after confirmation of the reservation. Staying in the reserved holiday home is only permitted after full payment of the rental amount, including additional costs, as per the booking agreement. Staying at one of the Panoramahouses is entirely at the tenant’s own risk.
1.4 Responsibility for Damages
The tenant is responsible for any damage caused to the accommodation or its inventory by themselves or their travel companions. In the event of a dispute regarding the extent of the damage, an external expert may be engaged at the tenant’s expense.
2. Stay Information
2.1 Arrival and Departure
Arrival: After 4:00 PM
Departure: No later than 10:00 AM
Alternative times can be arranged with the owner upon approval and availability
2.2 Included Amenities
The stay includes made-up beds, use of bath and kitchen linen. The use of the boat at Villa Fiori is not included in the rental price. Specific arrangements can be made upon request.
2.3 Key Transfer
Keys are provided via a key safe or personally, depending on the accommodation and situation. The tenant will be informed in advance about the method and location of the key transfer.
3. Pets
3.1 Pets
Pets are allowed (maximum of 1 per accommodation) for a fee, as specified in section 5.2.1.

Capacity: Maximum 8 people, 4 bedrooms, 4 double beds, 2 bathrooms. Optional: 1 dog
Facilities: Fully equipped kitchen, washer, dryer, Wi-Fi, wood stove, enclosed garden, SUP boards, BBQ, and more
Surroundings: Harderbos, Veluwemeer, Dolfinarium, and various attractions
4.1.2 Casa Jacquelina
Location: Italy, Sicily, Calatabiano 95011

Capacity: Maximum 6 people, 3 bedrooms, 2 bathrooms
Facilities: Fully equipped kitchen, Wi-Fi, balconies with scenic views, and more
Surroundings: Taormina, Etna hiking, beaches, and cultural activities
4.1.3 Casa Motta Camastra
Location: Italy, Sicily, Motta Camastra 98030

Capacity: Maximum 5 people, 2 bedrooms, 1 bathroom. Optional: 1 dog
Facilities: Private pool, fully equipped kitchen, outdoor areas with views, and more
Surroundings: Etna hiking, Gole dell’Alcantara, and authentic villages
4.2 House Rules
4.2.1 Smoking indoors is prohibited.
4.2.2 Pets are allowed (1 maximum) for an additional fee.
4.2.3 Quiet hours after 10:00 PM (except at Casa Motta Camastra).
4.2.4 Fireworks possession and usage are prohibited.
5. Prices and Additional Costs
5.1 Mandatory Costs
5.1.1 Security Deposit: Refer to the website for current rates
5.1.2 Cleaning Fee: Refer to the website for current rates
5.1.3 Tourist Tax: Refer to the website for current rates
5.2 Optional Costs
5.2.1 Pet Fee: Refer to the website for current rates
5.2.2 Boat Rental at Villa Fiori: Upon request
5.3 Rental Prices
Rental rates vary by season and location. See the price list for details.
6. Discounts
6.1 Stays of 6+ nights: 5% discount
6.2 Stays of 12+ nights: 8% discount
7. Payment Terms
7.1 Deposit: 50% of the rental amount is due within 7 days of booking confirmation.
7.2 Remaining Balance: The remaining 50% must be paid at least 45 days prior to arrival.
7.3 Security Deposit Refund: Returned within 14 days after departure, provided no damage is reported.
8. Cancellation Policy
8.1 Up to 6 weeks before arrival: 30% of the rental amount is due.
8.2 Up to 4 weeks before arrival: 60% of the rental amount is due.
8.3 Up to the day of arrival: 90% of the rental amount is due.
8.4 On the day of arrival or during the stay: 100% of the rental amount is due.
9. Tenant Responsibilities
9.1 The tenant must leave the accommodation in good condition.
9.2 Any damages must be reported immediately to the owners.
10. Force Majeure and Liability
10.1 Panoramahouses reserves the right to cancel bookings due to force majeure, refunding only the amounts paid by the tenant
10.2 Panoramahouses is not liable for: Loss, theft, or damage to personal belongings, Medical expenses during the stay and delays preventing timely arrival at the accommodation
10.3 Panoramahouses is not responsible for disturbances caused by third parties.
11. Privacy

12. Governing Law
These terms are governed by Dutch law.
